At Patterson Realty, I have devised a proprietary four-phase process to analyze and market each property according to its unique attributes.  This process combines the latest proven real estate marketing techniques with advanced marketing tools developed in Silicon Valley and other technology centers.

The advantage of this marketing system is that we use the proven, tried-and-true marketing tools that every good real estate agent uses (yard signs, open houses, newspaper and magazine advertising, etc.), then we enhance the marketing of each property using database mining, Internet marketing, advanced networking techniques and the latest in marketing communications. We have compiled a large San Luis Obispo county-wide database that allows us to categorize properties by type, value, location and other key characteristics, and use this data to market each property specifically to prospects in our market that are most likely to buy your home or know someone who is. This process is called Neighborhood S.P.O.T. Marketing (Similar Property Owners Targeted).

Neighborhood S.P.O.T. Marketing is unique to Patterson Realty.  No other SLO or Five-Cities real estate company offers Neighborhood S.P.O.T. Marketing.

Research
Before any sales listing is undertaken, my team pulls extensive background information together on your property, your neighborhood and existing market conditions. We do a comparative market analysis, to determine your property's best price (to attract buyers and maximize your home's value) which may be modified after I have consulted with you and more carefully inspected your property. 

I do a preliminary interview of you to determine your goals, parameters, timeframe, restrictions and other relevant information.

Consultation and Collaboration
This is where you and I analyze your property, its value, your  requirements and plans together . We can determine your best course to achieve your goals, andadvise you on information that will let you make key decisions.                                                                        

 

                                                                                      

 

Developing a Strategic Marketing Plan
Every property is different, and every property has its own set of unique prospective buyers.  I want to find those perfect candidates for you.  If we broadcast information about your property to a broad general audience, we may not reach the largest number of 'perfect prospective customers.'

I use similar marketing tools that all top real estate agents use, because 60 - 70% of buyers locate property using traditional methods.  This is where I start . Then I incorporate new, advanced marketing techniques that are unique to my practice and Patterson Realty for accelerating the marketing process. Most properties are not sold by the listing agent.  How the listing agent markets your home to other agents and prospective customers is what differentiates one listing agent from the others.

Plan Implementation
I have almost 25 years of experience developing, managing and implementing sophisticated marketing plans for some of the largest companies in the world, including AT&T, CertainTeed (building materials), IBM, Butler (pre-engineered buildings), Pizza Hut and Carrier (air-conditioning).  Today, all of my marketing experience is focused on assisting my clients sell and buy properties...working every phase of their game plan. Working the plan to its full potential requires a commitment to 'individual attention and extraordinary team support.'  I make that promise to each and every one of my clients.
